Exterior Building & Façade Painting
Commercial exteriors and façades refreshed and protected against Ohio weather.
Chapter 01
Why do commercial exteriors fade, peel and stain?
A storefront takes more punishment than a house. Sun fades the color on the south face, road spray and salt stain the lower courses, and Northwest Ohio's freeze and thaw cycles work moisture into every open joint. Trim fails first, usually at the bare-wood corners and sills, and then the failure spreads across the wall.
One more trap on masonry: a coating that seals the surface can hold moisture inside the wall, and that is where blistering starts. The picture is an illustration of a brick and clapboard storefront in navy and white, not a finished Olympus project, but it shows the mix of materials a commercial front often has.

What happens before the first coat goes on?
Washing comes first, to take off dirt, chalk and mildew. Then the repairs: scraping loose paint, sanding the edges, patching cracks, and caulking joints that have opened. Bare spots are primed so the finish coat dries evenly, and the system is chosen for what the wall is made of, whether that is brick, masonry, siding or trim.
Access gets planned too. A two-story front needs lifts or scaffolding, and the sidewalk, the entrance and the parking spaces underneath all need a plan so customers can still reach the door. Olympus Painting works that out at the walk-through, before the schedule is set, whether the building is in Maumee, Perrysburg or downtown Toledo.
Chapter 03
When can a business paint its front around Ohio weather?
Exterior coatings need dry surfaces and moderate temperatures, so the calendar matters. Work is scheduled for the stretches of weather when paint will cure properly, and a multi-phase building can be done one elevation at a time, with the rain days built into the plan instead of treated as a surprise.
Business hours count as well. Noisy or messy steps can be placed early or late in the day, and some phases can be moved to evenings or weekends.
